Full job description

We are looking for an AGM – Digital Marketing who lives and breathes performance marketing

in the real estate sector, specifically with deep hands-on experience across the Mumbai

Metropolitan Region (MMR). You will own the digital P&L for MMR campaigns, lead a team of

performance marketers, and drive qualified lead generation at scale through Google Ads, Meta

Ads, and allied discovery platforms.

This is a high-accountability, revenue-impact role for someone who has already managed multi-

crore monthly ad spends for real estate developers/brokerages and understands the MMR

micro-market dynamics — from HNI pockets and Thane to Navi Mumbai, KDMC, and SoHa.

Key Responsibilities-

1. Performance Marketing & Campaign Ownership

 Own end-to-end strategy, execution, and optimization of Google Ads (Search, PMax, Display,

YouTube) and Meta Ads (Facebook/Instagram — Lead Gen, Conversion, Advantage+

campaigns) for MMR real estate projects.

 Manage monthly ad spends of ₹50L – ₹1 Cr+ across multiple projects and micro-markets

simultaneously.

 Drive Cost Per Qualified Lead (CPQL) and Cost Per Site Visit (CPSV) down while maintaining

lead quality and broker conversion rates.

 Build and optimize landing page funnels, A/B test ad creatives, audiences, and bidding

strategies.

2. MMR Market Expertise

 Demonstrate deep understanding of MMR real estate segments: HNI (South Mumbai, BKC,

Western Suburbs), Thane, Navi Mumbai, KDMC, Central Mumbai, SoHa, and new launch

corridors.

 Tailor campaign messaging, geo-targeting, and audience segmentation by micro-market and

price classification (₹0–1Cr to ₹4Cr+).

 Collaborate with sales and pre-sales teams to align digital lead flow with on-ground

inventory and broker network capacity.

3. Team Leadership & Cross-Functional Collaboration

 Lead, mentor, and scale a 4–6 member digital marketing team (performance execs,

content/creative coordinators, and agency liaisons).

 Set weekly/monthly KPIs, conduct performance reviews, and build a culture of data-driven

decision making.

 Work closely with sales leadership, CRM, and creative teams to ensure seamless lead-to-

revenue conversion.

4. Analytics, Reporting & P&L Accountability

 Own digital marketing P&L for assigned MMR regions — track spend vs. revenue

contribution, CAC, and marketing ROI.

 Build and maintain real-time dashboards (Looker Studio / Power BI / Supermetrics) for

leadership visibility.

 Present weekly performance reviews with actionable insights on budget reallocation,

underperforming campaigns, and scaling opportunities.

5. Emerging Channels & Innovation

 Evaluate and pilot new channels (Programmatic, Native, SMS/WhatsApp marketing,

99Acres/PropTiger paid integrations) to diversify lead sources.

 Stay ahead of Google/Meta algorithm changes, privacy updates (iOS 14.5+, cookie

deprecation), and adapt strategies proactively.

Must-Have Skills & Qualifications

Experience-

5–8 years in performance marketing, with at

least 3 years in Indian real estate (developer,

brokerage, or proptech).

Google Ads-

Expert-level proficiency — Search, Demand

Gen, Display, YouTube, Remarketing. Google

Ads certified preferred.

Meta Ads-

Expert-level — Lead Gen, Conversion. Deep

knowledge of CAPI, pixel implementation,

and event match quality.

MMR Exposure-

Proven track record of running campaigns for

MMR real estate clients — familiarity with

local buyer personas, competitive landscape,

and broker ecosystems.

Team Management-

Minimum 2 years managing a team of 3+

direct reports in a high-velocity performance

marketing environment.

Analytics-

Advanced Excel / Google Sheets, Google

Analytics 4, Looker Studio, CRM analytics

(Salesforce/HubSpot/Custom CRM).

Budget Handling Comfortable managing ₹50L+ monthly ad

spends with full P&L ownership.

Good-to-Have-

Experience with real estate-specific platforms: 99Acres, MagicBricks, Housing.com paid

listings.

Knowledge of SEO/Content marketing to complement paid efforts.

Familiarity with marketing automation (Zapier, Leadsquared, WebEngage).

Prior experience in a brokerage or proptech environment

MBA/PGDM in Marketing or Digital Media.

Pay: ₹80,000.00 - ₹100,000.00 per month
