Full job description

Position: Assistant Director ExecutionIndustry: Civil & Interior Contracting / Turnkey Fit-OutDepartment: Projects / ExecutionReporting To: Director – Projects / Director – Execution / Managing DirectorJob Location: Project Sites + Head Office (as per requirement)Job SummaryThe Assistant Director – Execution is responsible for managing and monitoring execution of multiple civil and interior projects including structure, finishing, MEP coordination, interior fit-out works, quality control, safety compliance, cost control, and timely project delivery. The role requires strong leadership to manage project teams, contractors, vendors, and client coordination to ensure successful completion of projects as per agreed timelines and specifications.Key Responsibilities1. Project Execution & Monitoring

Lead execution of multiple civil and interior projects simultaneously.
Ensure smooth site operations and timely completion as per project schedule.
Monitor daily site progress and ensure milestone achievement.
Ensure execution is as per approved drawings, BOQ, and technical specifications.

2. Planning & Scheduling

Prepare and review project execution plan and manpower planning.
Develop weekly/monthly work schedules and track progress.
Coordinate with planning team for schedule updates and resource allocation.

3. Civil & Interior Works Supervision

Supervise execution of civil works such as excavation, PCC, RCC, masonry, plaster, flooring, waterproofing, painting, and external works.
Supervise interior works such as partitions, false ceiling, carpentry, furniture, modular work, wall cladding, glass, doors, hardware, and finishing works.
Ensure proper coordination between civil and interior activities.

4. MEP Coordination

Coordinate with MEP teams (Electrical, HVAC, Plumbing, Fire Fighting) to ensure proper execution and timely completion.
Ensure MEP services are integrated with civil and interior work without delays.
Coordinate for testing, commissioning, and handover activities.

5. Quality Control & Standards

Ensure implementation of QA/QC processes at all sites.
Conduct regular inspections for workmanship and material quality.
Ensure rectification of snags and defects before handover.
Maintain quality checklists and inspection reports.

6. Client, Consultant & Architect Coordination

Attend client meetings, progress review meetings, and consultant coordination meetings.
Ensure timely approvals of drawings, samples, and mockups.
Resolve client concerns and maintain good client relationship.
Ensure work completion as per client expectations and project scope.

7. Contractor & Vendor Management

Finalize contractors/subcontractors in coordination with management.
Monitor contractor performance, manpower, productivity, and quality output.
Coordinate with procurement for timely material ordering and delivery.
Ensure material reconciliation and reduce wastage.

8. Cost Control & Budget Management

Ensure execution within approved project budget.
Monitor extra items, variations, and scope changes.
Support QS team for variation approvals and billing.
Control wastage and ensure proper material utilization.

9. Billing & Documentation

Coordinate with billing/QS team for RA bills, measurements, and final billing.
Ensure documentation for work completion, site records, and approvals.
Ensure proper project handover documents and closure reports.

10. Safety Compliance

Ensure safety rules and PPE compliance at all project sites.
Conduct safety audits and implement corrective actions.
Maintain safety records and incident reports.

11. Team Management & Leadership

Lead Project Managers, Engineers, Supervisors, QA/QC, and site teams.
Guide and mentor project teams for better execution.
Conduct periodic site visits and review performance.
Provide technical support and decision-making on site issues.

Required Skills & Competencies

Strong knowledge of civil construction and interior fit-out execution.
Expertise in project planning, monitoring, and multi-site handling.
Strong command on BOQ, drawings, and site coordination.
Good communication, negotiation, and leadership skills.
Strong problem-solving and decision-making ability.
Knowledge of contracts, billing, and variation handling.

Software Knowledge

AutoCAD (basic understanding preferred)
MS Excel, Word, PowerPoint
MS Project / Primavera (preferred)
ERP / Project Management Tools (preferred)

Educational Qualification

Diploma / BE / B.Tech in Civil Engineering
Additional qualification in Interior Execution / Project Management is an advantage

Experience Required

10 to 15 years experience in civil and interior execution
Minimum 4 to 6 years in senior role handling multiple projects
