Full job description

Aditya Parivaar is a Kolkata-based real estate company engaged in property development and real estate sales. We are looking for a dynamic and result-oriented Real Estate Sales & Marketing Executive who understands the Kolkata real estate market and can take ownership of the complete customer journey — from lead generation and follow-up to site visits, negotiations, and conversion.

This is a field-oriented, client-facing role and is ideal for someone who understands how real estate sales work and has the ability to build relationships and close deals.

Key Responsibilities

1. Lead Management & Conversion

Handle incoming property leads from digital marketing, referrals, campaigns, portals, and other sources.
Contact and qualify prospective buyers based on their budget, location preference, property requirements, and purchase timeline.
Maintain consistent follow-ups with prospective clients through calls, WhatsApp, and meetings.
Understand customer requirements and recommend suitable properties/projects.
Nurture leads throughout the sales cycle and convert qualified leads into site visits and bookings.
Maintain a proper record of lead status, follow-ups, enquiries, and conversions.
Re-engage old and inactive leads to generate additional sales opportunities.

2. Site Visits & Property Presentations

Coordinate and conduct property/site visits with prospective clients.
Present the project, location, amenities, specifications, pricing, payment plans, and other relevant details to customers.
Answer client questions and address initial concerns regarding the property.
Follow up with clients after site visits to understand their feedback and move them toward a purchase decision.
Coordinate with internal teams and site personnel to ensure a smooth customer experience.

3. Client Handling & Relationship Management

Build and maintain strong relationships with prospective and existing clients.
Understand the client's financial capacity, property requirements, and decision-making process.
Handle client queries professionally and provide timely responses.
Assist clients throughout the property selection and booking process.
Coordinate with clients, management, legal/accounting teams, and other relevant stakeholders whenever required.
Maintain professional communication and ensure a positive customer experience.

4. Real Estate Market Knowledge

Stay updated on the Kolkata real estate market, including:
Current property prices and trends
High-demand residential locations
Upcoming developments and infrastructure
Competitor projects
Market demand and buyer preferences
Rental and investment trends
Develop a strong understanding of property values across key areas of Kolkata.
Track competitor pricing, offers, amenities, and sales strategies.
Provide market feedback and insights to management.

5. Sales & Marketing

Assist in developing and executing strategies to promote Aditya Parivaar's properties.
Work closely with the marketing team to improve the quality and conversion of incoming leads.
Provide feedback on lead quality, customer preferences, and market response.
Identify new opportunities for generating property enquiries through local networks, referrals, brokers, and other channels.
Develop relationships with property brokers, channel partners, investors, and other potential sources of business.
Participate in property exhibitions, promotional events, networking activities, and other sales initiatives when required.

6. Sales Negotiation & Closing

Understand the customer's objections and identify ways to overcome them.
Negotiate with clients within company-approved pricing and terms.
Follow up strategically with high-intent prospects.
Coordinate with management to move qualified prospects toward booking.
Assist in completing the documentation and booking process.
Work toward achieving monthly and quarterly sales targets.

7. Reporting & Sales Tracking

Maintain accurate records of all leads, prospects, site visits, follow-ups, negotiations, and bookings.
Provide regular sales updates to management.
Prepare basic reports on lead conversion, site visits, pending follow-ups, and sales pipeline.
Track individual targets and continuously work toward improving conversion rates.

Candidate Profile

We are looking for someone who:

Has 2–5 years of experience in real estate sales/marketing, preferably in Kolkata.
Has a strong understanding of the Kolkata residential real estate market.
Has a proven ability to convert leads into site visits and site visits into bookings.
Is confident speaking with clients and handling property-related discussions.
Is comfortable conducting site visits and working in the field.
Has strong negotiation, communication, and interpersonal skills.
Can understand customer requirements and recommend suitable properties.
Is target-oriented and motivated by sales performance.
Has an existing network of brokers, property consultants, investors, or potential buyers — preferred but not mandatory.
Has knowledge of property pricing, localities, developers, and market trends in Kolkata.
Is comfortable using WhatsApp, Excel/Google Sheets, CRM systems, and other basic sales tools.
Has a professional and presentable personality.

What Success Looks Like

The ideal candidate will not simply follow up with leads. They will take ownership of the sales pipeline and actively work toward converting enquiries into revenue.

The person should be able to:

Lead → Qualification → Follow-up → Site Visit → Negotiation → Booking → Client Relationship

We are looking for a sales-driven real estate professional who knows how to sell property, understands the Kolkata market, and is confident enough to take a prospective customer from the first conversation all the way to closing the deal.

Location: Gariahat, Kolkata
Working Days: Monday to Saturday

Pay: ₹25,000.00 - ₹30,000.00 per month
