Job Title : Mechanical BIM Modeler

Role Summary
The Mechanical BIM Modeler will be responsible for developing, maintaining, and coordinating accurate mechanical BIM models for HVAC and related building services in Revit MEP. You will translate design intent into constructible models, support clash resolution, and generate shop drawings and schedules that directly impact buildability, cost control, and reduction of rework on site. This role is central to ensuring high-quality coordinated deliverables for our clients and project partners.
Key Responsibilities
- Develop detailed mechanical BIM models in Revit MEP for HVAC, piping, and ventilation systems up to at least LOD 300, in line with project standards and client requirements. - Interpret mechanical design drawings, schematics, and specifications and convert them into accurate, coordinated 3D models and associated 2D documentation. - Support multi-disciplinary coordination by providing clash detection inputs, incorporating comments from Navisworks reviews, and resolving interface issues with architectural, structural, plumbing, and firefighting models. - Prepare mechanical shop drawings, sections, details, and schedules extracted from BIM models for construction use, ensuring clarity, accuracy, and compliance with codes and standards. - Coordinate closely with internal design engineers, external consultants, and contractor teams to align model content with design changes, RFIs, and site feedback. - Maintain BIM standards, templates, and naming conventions; ensure model cleanliness, version control, and proper documentation within the CDE/BIM environment. - Contribute to planning and quality processes by proactively identifying coordination risks, supporting cost control through accurate quantities, and helping to streamline site processes via well-structured BIM outputs. - Plumbing and Firefighting is a plus.

Essential requirements
- 3-5 years of hands-on experience as Mechanical BIM Modeler specifically for building projects (HVAC, piping, ventilation) in a consultancy or contractor environment
