1. Role Summary
We are looking for an experienced Project Manager – Civil to lead and manage the execution of real estate construction projects, particularly high-rise residential/commercial projects, from planning through completion.
The candidate will be responsible for overall project execution, planning, quality, safety, cost, timelines, manpower, contractors and coordination to ensure timely and successful project delivery.
2. Key Responsibilities
A. Project Planning & Execution
- Plan, manage and monitor complete civil construction activities from commencement to handover.
- Prepare and monitor project execution schedules, milestones and timelines.
- Ensure projects are executed as per approved drawings, specifications and contractual requirements.
- Monitor progress against the approved project schedule and take corrective actions wherever required.
- Ensure timely completion of all construction activities within approved timelines.
B. High-Rise Construction
- Lead execution of high-rise residential/commercial construction projects.
- Manage RCC, structural, masonry, plaster, waterproofing, finishing and other civil works.
- Coordinate activities related to foundations, basements, podiums, towers and common areas.
- Ensure proper sequencing and coordination of structural and finishing activities.
- Monitor construction methodology and ensure compliance with approved technical standards.
C. Contractor & Subcontractor Management
- Manage and coordinate civil contractors, subcontractors and vendors.
- Monitor contractor performance, productivity and work quality.
- Ensure adequate manpower, materials, machinery and resources at site.
- Review contractor work programs and ensure adherence to project schedules.
- Resolve site-level issues and coordinate with contractors for timely completion.
D. Quality Control
- Ensure construction work is carried out as per approved drawings, specifications and quality standards.
- Coordinate with the Quality/QA-QC team for inspections and testing.
- Ensure proper documentation of inspections, tests and approvals.
- Identify quality issues and ensure timely corrective and preventive actions.
- Ensure compliance with applicable building codes and project specifications.
E. Cost & Commercial Control
- Monitor project expenditure and control construction costs.
- Coordinate with QS/Billing and Commercial teams for measurements, RA bills and contractor payments.
- Review quantities, variations, deviations and additional works.
- Support cost optimization and ensure minimum wastage of materials and resources.
- Monitor material consumption against approved budgets.
F. Safety & Compliance
- Ensure strict compliance with EHS/Safety policies at the project site.
- Coordinate with the Safety team to maintain safe working conditions.
- Ensure contractors comply with safety procedures, PPE requirements and statutory regulations.
- Immediately address unsafe practices and site conditions.
G. Drawing & Technical Coordination
- Coordinate with Architects, Structural Consultants, MEP Consultants and other technical teams.
- Ensure latest approved drawings are available at site before execution.
- Review drawings and identify discrepancies, clashes and constructability issues.
- Coordinate with the design team for timely resolution of RFIs and technical queries.
- Ensure execution strictly follows approved drawings and specifications.
H. Material & Resource Management
- Plan and monitor requirements of cement, steel, concrete, blocks, finishing materials and other construction materials.
- Coordinate with Purchase and Stores teams for timely material availability.
- Monitor material wastage, storage and utilization.
- Ensure optimum utilization of manpower, machinery and equipment.
I. Team Management
- Lead and manage Project Engineers, Site Engineers, Supervisors, QA/QC, Safety and other site teams.
- Allocate responsibilities and monitor individual/team performance.
- Conduct regular site meetings and review progress.
- Develop a strong execution-focused project team.
J. Project Monitoring & Reporting
- Conduct daily/weekly/monthly project review meetings.
- Prepare project progress reports for management.
- Track key project milestones, critical activities and delays.
- Identify project risks and implement mitigation plans.
- Escalate major technical, commercial and execution issues to management with recommended solutions.

4. Required Skills & Competencies
- Strong knowledge of high-rise building construction and RCC structures.

- Proficiency in MS Project / Primavera, AutoCAD and MS Office preferred.
5. Educational & Experience Requirements
- B.E./B.Tech in Civil Engineering from a recognized institution.
- 10–15+ years of relevant experience in real estate / building construction.
- Strong experience in high-rise residential/commercial projects is mandatory.
- Experience handling large-scale projects, contractors and multidisciplinary teams will be preferred.
- Candidates with experience in reputed real estate/construction companies will be preferred.
6. Preferred Candidate Profile
The ideal candidate should have strong hands-on experience in high-rise construction, be capable of independently managing project execution, and possess excellent coordination skills across Civil, Structural, MEP, QA/QC, Safety, Planning, QS/Billing, Purchase and Commercial teams.
Pay: ₹900,000.00 - ₹1,300,000.00 per year
