Technical Executive - Workplace DeliveryCorporate Client Site AssignmentPosition OverviewThe Technical Executive will be stationed at a corporate client office to provide comprehensive technical support for workplace infrastructure, with primary focus on HVAC systems, UPS (Uninterruptible Power Supply) operations, and facility-related technical services. This role ensures optimal workplace environment, system reliability, and immediate on-site technical response for all building systems.
Key ResponsibilitiesHVAC Systems ManagementMonitor, operate, and maintain HVAC systems including chillers, air handling units (AHUs), fan coil units (FCUs), and ventilation systems. Perform daily inspections, temperature monitoring, and adjust controls to maintain optimal indoor air quality and climate conditions. Troubleshoot HVAC malfunctions, coordinate repairs with vendors, and ensure compliance with environmental and safety standards. Maintain HVAC equipment logs, service records, and preventive maintenance schedules.
UPS & Power ManagementOversee UPS systems ensuring uninterrupted power supply to critical infrastructure. Conduct regular testing of UPS battery health, load capacity, and switchover mechanisms. Monitor power distribution, voltage fluctuations, and electrical panels. Coordinate with electrical contractors for maintenance, repairs, and emergency power management. Maintain documentation of power consumption patterns, UPS runtime tests, and battery replacement schedules.
Building Management System (BMS) OperationsOperate and monitor Building Management System/Building Automation System for integrated control of HVAC, lighting, and power systems. Analyze system alerts, adjust parameters, and optimize energy efficiency. Generate reports on system performance, energy consumption, and equipment runtime. Troubleshoot BMS connectivity issues and coordinate with system vendors for software updates.
Facility Technical SupportProvide immediate on-site technical support for workplace infrastructure issues. Respond to employee comfort complaints related to temperature, ventilation, or air quality. Coordinate with building maintenance teams for plumbing, electrical, carpentry, and general repairs. Manage vendor access, work permits, and ensure compliance with client safety protocols.
Preventive Maintenance CoordinationSchedule and supervise preventive maintenance activities for HVAC, UPS, generators, and other MEP (Mechanical, Electrical, Plumbing) systems. Maintain comprehensive maintenance calendars and ensure timely completion of scheduled services. Conduct regular equipment inspections and identify potential issues before failures occur. Ensure all statutory compliance requirements are met including fire safety, electrical safety, and environmental regulations.
Energy Management & SustainabilityMonitor energy consumption patterns and identify opportunities for optimization. Implement energy-saving initiatives in coordination with client facility management. Track utility bills, analyze trends, and report on cost-saving measures. Support sustainability goals through efficient operation of building systems.
Emergency Response & Business ContinuityServe as first responder for facility-related technical emergencies. Execute emergency protocols for HVAC failures, power outages, or environmental hazards. Coordinate with emergency services and client leadership during critical incidents. Maintain emergency contact lists and ensure backup systems are operational.
Documentation & ReportingMaintain detailed records of all building systems, equipment specifications, and operational parameters. Prepare daily, weekly, and monthly reports on system performance, incidents, and maintenance activities. Document standard operating procedures (SOPs) for routine operations and emergency scenarios. Update asset registers and maintain warranty documentation.
Vendor & Contract ManagementServe as primary liaison with HVAC contractors, electrical vendors, and equipment suppliers. Monitor vendor performance against service level agreements (SLAs). Process work orders, approve service completion, and validate invoices. Negotiate with vendors for timely service delivery and cost optimization.
Client Relationship ManagementAct as JLL's on-site technical representative, maintaining professional relationships with client facility teams. Attend client meetings, provide technical inputs, and address workplace concerns promptly. Ensure client satisfaction through proactive communication and quality service delivery. Escalate critical issues to JLL management with appropriate recommendations.
Required QualificationsEducation: Diploma or Bachelor's degree in Mechanical Engineering, Electrical Engineering, or relevant technical field
Experience: 3-5 years of hands-on experience in facility management, HVAC operations, or building services, preferably in corporate office environments
Technical Competencies:
Strong knowledge of HVAC systems including chillers, AHUs, FCUs, and centralized air conditioning
Proficiency in UPS operations, battery management, and power distribution systems
Experience with Building Management Systems (BMS) or Building Automation Systems (BAS)
Understanding of electrical systems, diesel generators, and backup power infrastructure
Knowledge of fire safety systems, plumbing, and MEP coordination
Familiarity with energy management and optimization techniques
Certifications (Preferred):
HVAC technician certification or equivalent
Electrical safety certification
BMS operation training
First aid and fire safety training
Soft Skills:
Excellent problem-solving abilities with hands-on troubleshooting approach
Strong communication skills for client interaction and vendor coordination
Ability to work independently with minimal supervision
Customer service orientation and professional demeanor
Quick decision-making during emergency situations
Attention to detail in documentation and reporting
Additional Requirements:
Willingness to work flexible hours including occasional evenings, weekends, or holidays for emergency response
Physical fitness to conduct site inspections, climb ladders, and access technical spaces
Valid driver's license (if required for multi-site coverage)
Basic computer skills for reporting and BMS operations
Working ConditionsLocation: Client corporate office premises (dedicated on-site assignment)
Hours: Standard business hours (Monday-Friday) with on-call availability for emergencies
Physical Requirements: Ability to work in mechanical rooms, rooftops, and confined spaces; comfort with temperature variations; capability to lift equipment up to 25 kg
Work Environment: Corporate office setting with frequent movement between office spaces, technical rooms, and outdoor equipment areas
Reporting StructureReports to: Facility Manager / Account Manager (JLL Workplace Delivery)
Coordinates with: Client facility teams, vendor partners, JLL technical specialists, and workplace service teams
