Electrical Infrastructure Management
o Lead the operation and maintenance of HT/LT electrical distribution systems.
o Ensure maximum uptime of all critical electrical infrastructure.
o Develop preventive, predictive, and reliability-centred maintenance programs.
o Monitor electrical system performance and implement continuous improvement initiatives.
o Oversee transformers, RMUs, switchgear, DG sets, UPS systems, ATS, bus ducts, capacitor banks, earthing, and lightning protection systems.
HVAC Systems Knowledge
o Possess a sound understanding of HVAC systems, including chillers, cooling towers, AHUs, FCUs, pumps, ventilation systems, and Variable Refrigerant Flow (VRF) systems.
o Coordinate closely with mechanical and HVAC engineering teams to ensure seamless operation of building services.
o Understand electrical requirements, controls, and protection systems for HVAC equipment.
o Support optimization of HVAC energy consumption through efficient electrical distribution and control strategies.
o Analyse HVAC equipment power consumption and recommend energy-saving initiatives.
o Assist in troubleshooting electrical issues affecting HVAC performance.
Building Operations
o Support 24×7 operations of commercial office buildings and mixed-use developments.
o Monitor electrical and HVAC systems through Building Management Systems (BMS) and SCADA platforms.
o Lead response to electrical emergencies and critical equipment failures.
o Ensure uninterrupted operation of mission-critical facilities and tenant spaces.
Energy & Sustainability
o Drive energy conservation initiatives across electrical and HVAC systems.
o Conduct energy audits and implement efficiency improvement projects.
o Monitor Power Usage Effectiveness (PUE) and building energy performance.
o Support sustainability, ESG, and green building certification initiatives (LEED, IGBC, WELL).
Capital Projects
o Review electrical and HVAC-related designs for new developments and tenant fit-outs.
o Manage electrical upgrades, infrastructure expansion, and modernization projects.
o Prepare technical specifications, BOQs, tender documents, and engineering standards.
o Supervise consultants, contractors, and commissioning activities.
Compliance & Safety
o Ensure compliance with applicable electrical codes, HVAC standards, fire and life safety regulations, and statutory requirements.
o Conduct electrical safety audits, risk assessments, and emergency preparedness drills.
o Implement Lockout/Tagout (LOTO), Arc Flash, Permit-to-Work, and safe isolation procedures.
Vendor & Contractor Management
o Manage Annual Maintenance Contracts (AMCs) for electrical and critical building systems.
o Evaluate contractor performance and ensure service level compliance.
o Control maintenance budgets and optimize lifecycle costs.
Team Leadership
o Lead and mentor electrical engineers, supervisors, and technicians.
o Provide technical guidance on electrical systems and their integration with HVAC operations.
o Coordinate with Mechanical, HVAC, Plumbing, Fire & Life Safety, Facilities Management, and Sustainability teams.
Reporting
o Prepare monthly operational reports, equipment reliability reports, energy performance dashboards, incident investigations, maintenance KPIs, and capital expenditure proposals.
Responsible for service delivery, Quality Control-adopting Quantitative tools, Performance Measurement, Client Relationship, Smooth functioning of MEP services, MIS Generation, Critical equipment Breakdown Trend Analysis, Financial & Budgetary Controls of engineering services.
Daily briefing and review meetings with the team for attendance and operational issues in the facility
Regular campus rounds for monitoring Maintenance & operations in all the building and reviewing incident reports.
Liaising with various Government statutory bodies and regulatory authorities like CIEG, BESCOM, BWSSB, KSPCB, BBMP etc to obtain necessary approvals and sanctions.
Operation, maintenance, planning, scheduling, implementation of planned preventive maintenance works for Centralized air-conditioning, Generators, Fire alarm Control systems, BMS, UPS system, Elevators, Firefighting Systems.
Ensuring smooth operation and maintenance of Engineering equipment’s related to HVAC, Electrical, Plumbing and Fire Protection services such as HT/LT Electrical Panels, Switch Gears, Transformers, DG sets, UPS, Split A/C’s, AHU’s, BMS, Fire Pumps, Elevators, WTP, STP, CCTV, PAS, etc.
Managing Procurement, Work order issue, Utilities management, Invoice certification etc
Co-ordination with departments in generating MIS reports, MEP maintenance.
Developing procedures, service standards and operational policies, planning & implementing effective control measures to reduce running costs of the facility.
Preparing CAPEX and OPEX Budgets, Monthly expense vs budget reconciliation report, BOQ, Tendering, Cost control measures and meeting financial goals of the company.
Planning and Implementation of PPM activities and maintaining accurate records of plant equipment’s
Tracking and monitoring energy consumption and billing at appropriate frequency in order to achieve high operational efficiency.
Monitoring Environmental, Health and Safety aspects of the facility and Maintaining Quality services Capable of handling Multi Properties/Multi-Tenant facilities operations and reviewing CAM utility bills and MIS, implementing SLA, SOP, Escalation charts, Equipment History cards and Checklists
Review the contracts for finalization of AMC/ Service vendors for maintaining critical facility equipment’s and ensuring timely renewal of all AMC contracts. Develop strong relationship with clients by attending and resolving day to day Facility issues at site. Responsible for transition stages of projects, snagging, de-snagging and establishing facility operations.
Handling of major renovation & extension turnkey Project works such as Civil, Interior Fit outs & MEP services and ensuring their timely completion.
Identify risks; analyse business continuity and disaster recovery plans.
Effective Vendor Management for all technical services
Training and motivating team members in order to achieve maximum operational efficiency of the facility
Effective Vendor Management for all technical services
Participating in Clients Audits, IMS, BSC 5 star, WELL, HIRA and other compliance audits. Reviewing the performance of IMS with department heads and other senior employees, review incident reports and take correction actions for continual improvement and enhancing effectiveness
Working on latest technology/software tool for improving equipment Life Cycle and reducing the maintenance, Operational & Energy costs.
Perform analysis on various company projects and plans and provide alternatives and recommendations.
Ensuring the OHS aspects implementation among the team, in the processes, legal and external vendors compliance.
Incident Investigation Management: Effectively manage incidents when they occur and ensure that the timelines are met without spillage. Track and close the incidents with proper root cause analysis and prevention mechanisms.
Knowledge on energy management system.
Handling the OHS and wellbeing activities within the park
Qualifications
o Bachelor's degree in Electrical Engineering (B.E./B.Tech.).
o Master's degree or equivalent qualification is an advantage.
o Certifications in Electrical Safety, Energy Management, Facility Managemen
