Key Account Manager – Facility Management
Lead strategic facility management delivery for a premier corporate client in Mumbai as Key Account Manager. Drive operational excellence, client satisfaction, and business growth while serving as the primary strategic partner to our client.
What This Job Involves
Strategic client partnership and account management
Serve as the single point of contact and strategic advisor to Client at Powai leadership. Build and maintain strong C-level relationships, proactively anticipate client needs, and drive initiatives that align FM delivery with business objectives. Lead quarterly business reviews, present strategic insights, and identify opportunities for service enhancement and account growth.
Driving operational excellence across integrated FM services
Oversee comprehensive facility operations—engineering (HVAC, electrical, plumbing), housekeeping, cafeteria/F&B, security, transport, workplace experience, helpdesk, events, and asset management. Ensure consistent delivery against contractual KPIs while implementing best practices in health, safety, sustainability, and business continuity.
Financial management and business performance
Manage budgets, deliver variance reporting (Budget vs. Actuals vs. Forecast), and identify cost-saving and gain-share opportunities. Coordinate procurement, vendor contracts, and invoice management while driving profitability and value creation for both client and JLL.
Ensuring compliance and risk management
Maintain 100% statutory compliance with Indian regulations—labor laws, ESI/PF, fire safety, FSSAI, payment of wages, minimum wage acts, and building permits. Ensure continuous audit readiness and coordinate seamlessly with regulatory authorities for all inspections and certifications.
Leading high-performing teams
Build, mentor, and develop a multi-functional site team. Responsible for hiring, performance management, coaching, and career development. Foster a culture of collaboration, safety, continuous improvement, and service excellence while maintaining high engagement and retention.
Driving innovation and service transformation
Champion digital transformation initiatives, implement technology solutions (CMMS), and lead workplace experience enhancements. Track and report ESG metrics, drive sustainability programs, and participate in JLL innovation initiatives that elevate service delivery.
Stakeholder management and communication excellence
Engage effectively with diverse stakeholders—client executives, site users, Client and JLL leadership, vendors, and regulatory bodies. Deliver clear, transparent communication through regular reporting, client meetings, and strategic presentations that demonstrate value and build trust.
Your Day-to-Day Will Include
Conducting strategic client meetings and business reviews with Client at Powai leadership
Monitoring service delivery across all FM functions and ensuring KPI achievement
Managing site budgets, tracking financial performance, and identifying business development opportunities
Coordinating vendor performance, contract renewals, and procurement activities
Leading compliance audits, site inspections, and regulatory documentation
Conducting team meetings, training sessions, and performance reviews
Delivering comprehensive MIS reports covering operations, finance, compliance, and ESG metrics
Responding to escalations, managing critical incidents, and implementing corrective actions
Collaborating with JLL corporate teams (Finance, HR, EHS, Procurement, Technology) on strategic initiatives
Identifying and presenting opportunities for account expansion and service innovation

Experience & Qualifications
Bachelor's degree in Engineering, Business Management, Hospitality, or related discipline (MBA preferred)
12+ years of facility management experience in corporate environments with proven account management success
Demonstrated experience managing large, complex client accounts
Strong knowledge of integrated FM operations, MEP systems, and service delivery best practices
Expertise in statutory compliance, audit management, and risk mitigation
Proven financial management skills—budgeting, forecasting, variance analysis, and profitability optimization
Experience with vendor management, contract negotiation, and procurement processes
Critical Skills
Exceptional stakeholder management and communication—proven ability to build and maintain C-level relationships, influence decision-makers, and manage complex stakeholder ecosystems
Strategic thinking with business acumen—ability to align FM delivery with client business objectives and identify growth opportunities
Strong leadership and people management—track record of building, developing, and retaining high-performing teams
Financial and analytical expertise— data analysis, and presenting business insights
Excellent negotiation, problem-solving, and conflict resolution capabilities
Client-focused mindset with commitment to service excellence and continuous improvement
Ability to manage multiple priorities, work under pressure, and drive results
Desirable
Experience with multinational organizations and global FM standards
Knowledge of ESG frameworks and sustainability reporting
Familiarity with CMMS systems and digital workplace technologies
