Job Summary:
The BMS Operator is responsible for monitoring, controlling, and maintaining the Building Management System with a primary focus on the effective operation and supervision of the CCTV surveillance system, Fire Alarm System (FAS), and Access Control System (ACS). The operator ensures real-time response to alarms, security incidents, and system faults to maintain the safety and security of the premises.
Key Responsibilities:
- Provide expert knowledge, guidance and leadership in the development of the BMS.
- Lead and direct internal staff and contractors in the planned, preventative and reactive maintenance of the BMS and any system or software upgrades.
- Complete fault diagnosis and rectification on the whole range of BMS equipment.
- Identify potential systems software and hardware issues that may lead to unnecessary failure of services, thereby minimizing risk, disruption and inconvenience to building users.
- Keep abreast of technical developments particularly associated with new technology in building engineering services and building management and in all aspects of the mechanical and electrical disciplines and to contribute to departmental engineering policies.
- Train Maintenance Teams, Heating Engineers, trades and other staff in the operation and use of the BMS and metering systems.
- Respond to and resolve Helpdesk work requests within the timescales specified on the work requests.
- Ensure documentation is completed accurately and on time.
- Provide information as requested for risk registers, condition surveys and databases.
- Escalate issues found during maintenance requiring capital investment, e.g. replacement items following repeat maintenance visits.
- Maintain the health and safety of self and others at all times by adhering to Health andSafety legislation and the University’s Health and Safety Policy and additional safe working practices outlined in the Departmental Safety Handbook.
- Support apprentices in a trainer/ mentor role
- You will, from time-to-time, be required to undertake other duties of a similar nature as reasonably required by your line manager.
- You are required to follow all relevant legislation, University policies and procedures at all times and take account of University guidance
CCTV Surveillance:
- Monitor live CCTV feeds for unusual or suspicious activity across all monitored areas.
- Review and retrieve recorded footage as per incident reports or management requests.
- Perform routine checks to ensure all cameras are operational and positioned correctly.
- Coordinate with security personnel for physical response as needed.
Fire Alarm System (FAS):
- Monitor fire alarm panels and respond promptly to any fire alarms or system faults.
- Conduct regular checks to ensure FAS components (smoke detectors, panels, sounders) are functioning properly.
- Assist in fire drill coordination and maintain accurate incident logs.
- Escalate fire-related issues to the relevant safety or maintenance teams.
Access Control System (ACS):
- Monitor and control building access points via the ACS dashboard.
- Generate access reports and respond to access violations or unauthorized entry attempts.
- Maintain and update access privileges in accordance with security policies.
- Report any ACS malfunctions and coordinate troubleshooting.
General BMS Duties:
- Monitor building systems such as HVAC, lighting, and elevators as part of the integrated BMS.
- Record and log all alarms, faults, and system events accurately.
- Support facility management in maintaining building safety and efficiency.
- Coordinate with maintenance teams for timely resolution of issues.
Qualifications and Skills:
- Diploma or technical certificate in Electrical, Electronics, or IT-related field.
- 2–4 years of experience in BMS operations with specialization in CCTV, FAS, and ACS.
- Hands-on experience with systems such as Honeywell, Siemens, Schneider, or similar platforms.
