Project Context
You will be working on high-rise residential tower projects (typically 12–25 storeys) in Pune, with project budgets in the range of INR 150–300 Cr, focused on detailed cost planning and pre-construction quantity surveying. As a cost consultant, PRECISA acts as an independent advisor to developers, providing accurate quantity take-offs, BOQs, cost estimates, and value engineering inputs before tendering and award. The technical scope will cover RCC works, blockwork, plaster, waterproofing, finishes, external development, and basic MEP quantities, with a strong emphasis on drawing-based quantification and adherence to IS codes and DSR/SSR. You will collaborate closely with a compact QS and cost management team, coordinating with client project teams, architects, structural and MEP consultants to validate quantities, refine budgets, and support informed commercial decisions.
Role Summary
The Jr. Quantity Surveyor will support the pre-construction cost management function by preparing accurate quantity take-offs, BOQs, and cost summaries for high-rise residential projects. This role is critical in establishing realistic project budgets, enabling cost control from day one, and setting up robust quantity and documentation processes. You will work under senior QS/Cost Managers, contributing to value engineering, rate analysis, and risk-aware cost planning.
Key Responsibilities
- - Prepare detailed quantity take-offs from structural, architectural, and basic MEP GFC drawings for all major civil and finishing items.
- - Assist in preparation, structuring, and formatting of BOQs, item descriptions, and measurement sheets in line with IS codes and standard schedules of rates (DSR/SSR).
- - Develop and maintain quantity sheets, rate analysis, and cost summaries in MS Excel to support cost plans, budget estimates, and comparison statements.
- - Prepare and review bar bending schedules (BBS) for RCC elements in coordination with structural drawings and design intent.
- - Coordinate with internal project managers, senior QS, client representatives, architects, and consultants to clarify drawings, specifications, and scope definitions.
- - Support pre-construction activities such as tender quantity validation, basic cost benchmarking, and inputs for value engineering and cost optimization.
- - Contribute to setting up and standardizing QS processes, documentation formats, and checks to reduce rework, quantity errors, and quality issues in pre-construction deliverables.
Must-Have
- 3-5 years of experience as Quantity Surveyor / Billing Engineer on residential building projects, preferably high-rise (12+ floors)
- Strong experience in quantity take-off and BOQ preparation from structural, architectural and basic MEP drawings
- Proficiency in MS Excel for quantity sheets, rate analysis and cost summaries
- Ability to read and interpret GFC drawings and specifications accurately
- Working knowledge of relevant IS codes and standard schedule of rates (e.g., DSR/SSR) for civil items
- Bar bending schedule
Nice-to-Have
- Prior experience working with a cost consultancy / PMC on pre-construction QS assignments
- Exposure to high-rise residential projects in Pune or other major urban markets
- Basic understanding of contract conditions (e.g., item rate contracts, lump sum, variation/change orders)
- Experience in assisting with value engineering and cost optimization exercises
- Familiarity with preparing cash flow projections and budget tracking reports
