Job Summary

We are looking for an experienced and capable Facility Head to oversee the overall facility management, maintenance, operations, and upkeep of all project sites of Roswalt Buildcon Private Limited.

The ideal candidate should have 15+ years of experience in facility management, real estate, construction, residential high-rise, commercial buildings, or similar environments, with strong experience in managing multiple sites, teams, contractors, vendors, MEP services, building maintenance, and day-to-day facility operations.

The candidate will be responsible for ensuring that all project sites and properties are safe, functional, well-maintained, compliant, and operationally efficient.

Key Responsibilities Multi-Site Facility Management

Take overall responsibility for facility management and maintenance across all company project sites.
Conduct regular visits and inspections across multiple residential/commercial project locations.
Monitor the overall condition, maintenance, cleanliness, safety, and functionality of all sites.
Establish and implement standard facility management procedures across all locations.
Identify recurring maintenance issues and implement long-term corrective measures.

MEP & Building Services

Oversee the operation and maintenance of MEP and building services across all sites.
Monitor electrical systems, DG sets, transformers, LT panels, pumps, plumbing, HVAC, firefighting systems, fire alarms, lifts, STP/WTP and other utilities.
Ensure preventive maintenance schedules are properly planned and implemented.
Monitor breakdown maintenance and ensure timely resolution of critical issues.
Coordinate with MEP teams and technical consultants for major maintenance and technical issues.

Vendor & Contractor Management

Manage and coordinate with facility management agencies, MEP contractors, housekeeping agencies, security agencies, lift contractors, pest control, AMC vendors and other service providers.
Evaluate vendor performance, manpower deployment, quality of service and compliance with agreed SLAs.
Review AMC contracts and ensure timely renewal and proper service delivery.
Negotiate with vendors and support cost-effective procurement of maintenance services and materials.

Team Management

Lead and manage facility managers, engineers, supervisors, technicians and support staff across multiple sites.
Plan manpower requirements and ensure adequate deployment at each location.
Set responsibilities, monitor performance and ensure effective coordination between site teams.
Conduct regular meetings and reviews with facility and maintenance teams.

Maintenance & Preventive Planning

Develop and monitor preventive maintenance plans for all equipment and building services.
Ensure timely servicing and maintenance of critical equipment.
Maintain records of breakdowns, preventive maintenance, AMC activities and equipment performance.
Monitor the lifecycle and replacement requirements of major equipment and assets.

Housekeeping & Site Upkeep

Oversee housekeeping and overall cleanliness of project sites and common areas.
Ensure proper upkeep of lobbies, corridors, amenities, parking areas, service areas and other common spaces.
Monitor waste management, pest control and general hygiene standards.
Ensure site presentation and maintenance standards are consistently maintained.

Safety & Compliance

Ensure compliance with applicable safety standards, statutory requirements and company policies.
Monitor fire safety systems, emergency preparedness and safety equipment.
Coordinate periodic inspections, audits and statutory compliances related to facility operations.
Ensure proper documentation and closure of safety and maintenance observations.

Budget & Cost Control

Prepare and monitor facility management and maintenance budgets across all sites.
Control maintenance expenses and identify opportunities for cost optimization.
Review vendor bills, AMC costs, maintenance expenses and material consumption.
Maintain appropriate records of facility-related expenditure and assets.

Reporting & Management Coordination

Prepare regular facility performance reports for senior management.
Provide updates on site conditions, maintenance issues, vendor performance, manpower and expenses.
Escalate critical operational, technical or safety issues to management with appropriate recommendations.
Maintain centralized records of maintenance, AMC, assets, complaints, inspections and facility activities.

Handover & Occupancy Support

Coordinate facility requirements during project handover, possession and transition from construction to operational phase.
Support the transition of MEP systems, utilities and common areas from project teams to facility management.
Coordinate with residents/occupants, clients, consultants and project teams wherever required.
Ensure timely resolution of post-handover maintenance and facility-related complaints.

Requirements

15+ years of experience in Facility Management, Real Estate, Construction, Residential/Commercial Projects or Building Operations.
Proven experience in managing facilities across multiple project sites/locations.
Strong understanding of MEP systems, building maintenance, utilities and infrastructure.
Experience managing large teams, contractors, vendors and service agencies.
Strong knowledge of preventive and breakdown maintenance.
Experience in residential high-rise projects will be highly preferred.
Diploma/Degree in Civil, Electrical, Mechanical or related engineering discipline preferred.
Strong knowledge of safety, statutory compliance and facility management practices.
Good budgeting, cost-control and vendor-management skills.
Strong communication, leadership, coordination and problem-solving abilities.
Willingness to travel between multiple project sites across Mumbai.

Preferred Candidate Profile

We are looking for a Facility Head / Facility Manager / Senior Facility Manager / Head – Facility Management / Property Operations Head who has independently handled multiple residential/commercial properties or project sites.

Candidates with experience managing all facility operations from MEP maintenance, housekeeping, security, vendors, AMC, preventive maintenance, breakdowns, safety, statutory compliance, budgets and team management will be preferred.

The candidate should be capable of taking overall ownership of facility operations across all Roswalt project sites and establishing standardized maintenance and facility-management systems across locations.

Pay: ₹50,000.00 - ₹70,000.00 per month
