Job Summary

We are looking for a Hardcore Real Estate Sales Professional who understands the real estate business in depth and can independently lead the complete sales function.

This role is not for someone who has only managed a team or worked on assigned leads. We need a strong real estate business leader who understands the market, client psychology, pricing, competition, channel partners, lead conversion, site visits, negotiations and final closures.

The candidate should be capable of taking complete ownership of sales and converting business opportunities into actual revenue.

What We Are Looking For

The ideal candidate should be someone who:

Understands the real estate market inside-out.
Can judge a client’s buying intent and requirement within the first few conversations.
Knows how to sell location, future appreciation, lifestyle, investment potential and project value, not just price.
Has strong command over Residential Plots, Township Projects, Land and Residential Real Estate Sales.
Can independently handle premium and high-value clients.
Can negotiate and close difficult deals without depending on senior management.
Understands how competitors are selling and can create an effective counter strategy.
Has an active network of Brokers, Dealers, Investors and Channel Partners.
Can build, train and control a strong sales team.
Is highly target-oriented and understands that the role is ultimately responsible for revenue generation.

Key Responsibilities

Take complete ownership of company sales and revenue targets.
Develop and execute aggressive but practical sales strategies.
Lead the Sales Managers and Sales Executives and ensure individual accountability.
Monitor the complete sales funnel from lead generation to final booking.
Improve lead-to-meeting, meeting-to-site-visit and site-visit-to-booking conversion.
Personally handle serious, premium and high-value prospects.
Conduct joint meetings and negotiations with the sales team wherever required.
Identify hot prospects and ensure timely and effective follow-ups.
Train the team in:
Client profiling
Project presentation
Investment pitching
Objection handling
Negotiation
Follow-up techniques
Closing
Analyze why clients are rejecting the project and create corrective sales strategies.
Understand competitor projects, pricing, offers, payment plans and market positioning.
Recommend pricing strategies, offers and sales schemes to management based on market feedback.
Build and manage a strong network of Channel Partners, Property Dealers and Brokers.
Generate business through Direct Sales, Channel Sales and Investor Networks.
Conduct Dealer Meets, Investor Meets, Sales Events and Property Presentations.
Work closely with Marketing to improve lead quality and campaign effectiveness.
Ensure proper utilization of Meta, digital and offline leads.
Maintain strong CRM discipline and sales pipeline visibility.
Review daily calling, follow-ups, meetings, site visits and bookings.
Conduct daily and weekly performance reviews.
Prepare Sales MIS, forecasts and revenue projections for management.
Recruit and develop strong sales professionals whenever required.
Create a performance-driven and accountable sales culture.

Mandatory Experience

Minimum 8+ years of hardcore Real Estate Sales experience.
Minimum 3–5 years of team leadership experience.
Strong preference for candidates from:
Residential Plotting

Land Development
Residential Projects
Investment-oriented Real Estate
Proven record of achieving significant monthly and annual sales targets.
Experience handling and closing high-ticket real estate transactions.
Strong network within the real estate market will be a major advantage.

They have never managed a sales team.
They depend entirely on digital leads for business.
They do not have strong client negotiation and closing skills.
They are looking only for a managerial designation without direct responsibility for sales numbers.

The Sales Head will be expected to:

Consistently achieve company sales targets.
Build a predictable sales pipeline.
Improve overall conversion ratios.
Increase qualified meetings and site visits.
Build a productive Channel Partner network.
Develop strong Sales Managers and Sales Executives.
Personally contribute to major deal closures.
Provide accurate revenue forecasts to management.
Reduce lead wastage and increase ROI on marketing spends.

Key Skills

Education

Graduate required. MBA / PGDM in Sales & Marketing will be preferred.

For exceptional candidates with an outstanding Real Estate sales track record, practical industry experience will be given higher preference than academic qualification.

Final Candidate Profile

We are looking for a Real Estate Sales Leader who thinks like a Business Head.

The candidate should be capable of understanding a project, identifying its strongest selling points, positioning it correctly in the market, building a sales strategy, creating a strong team and ultimately converting that strategy into bookings and revenue.
