Full job description

We are currently looking to hire experienced professionals for the role of Project Head.

Position: Project Head

Company: Giridhari Homes

Location: Hyderabad, Telangana

Key Qualifications:

1. Project Planning & Execution

* Take complete responsibility for day-to-day execution of the assigned Giridhari Homes project.

* Prepare weekly and monthly construction plans in line with the overall project completion schedule.

* Break down project targets into clear daily and weekly activities for site engineers, supervisors and contractors.

* Ensure that all civil, structural, masonry, plastering, waterproofing, flooring, painting, façade, finishing and external development works are carried out as per approved drawings and specifications.

* Closely monitor progress against committed timelines and immediately highlight any delays or deviations.

* Prepare recovery plans wherever work is falling behind schedule.

* Ensure proper sequencing of activities so that one contractor or work package does not delay another.

1. Site Management

* Be physically present and actively involved in site execution and monitoring.

* Conduct regular site rounds to verify quality, progress, manpower deployment and safety.

* Ensure proper allocation of work to site engineers, supervisors and contractors.

* Resolve day-to-day execution issues at site without allowing them to affect project timelines.

* Maintain discipline, cleanliness and proper organization across the project site.

* Ensure that work fronts are available and ready before contractors mobilize.

1. Contractor Management

* Coordinate and manage all civil, finishing, MEP and specialist contractors working at the project.

* Review contractor manpower on a daily basis and ensure sufficient manpower is deployed to meet targets.

* Monitor contractor productivity and compare actual output against planned output.

* Conduct regular contractor review meetings and follow up on pending activities.

* Ensure contractors complete work as per agreed quality, quantity and timelines.

* Escalate repeated underperformance and recommend corrective action or replacement wherever required.

* Verify contractor work completion before forwarding bills for certification.

1. Coordination with Architects & Consultants

* Coordinate regularly with architects, structural consultants, MEP consultants and other design teams.

* Ensure the latest approved drawings are available at site before execution.

* Identify drawing discrepancies, clashes or missing details before they affect construction.

* Raise RFIs and obtain required clarifications from consultants on time.

* Ensure structural, architectural and MEP drawings are properly coordinated before execution.

* Avoid rework caused by incorrect or outdated drawings.

1. MEP Coordination

* Coordinate electrical, plumbing, fire-fighting, HVAC, lifts and other MEP activities along with civil works.

* Ensure all required sleeves, cut-outs, conduits and service provisions are completed before finishing works.

* Prevent clashes between MEP services and architectural/structural elements.

* Track testing, commissioning and completion of all building services.

* Ensure MEP works are completed before final apartment and common-area handover.

1. Quality Control

* Ensure all construction activities meet Giridhari Homes’ required quality standards.

* Check shuttering, reinforcement, concreting, masonry, plastering, waterproofing and finishing works at critical stages.

* Ensure proper inspection before covering or closing any concealed work.

* Coordinate with the QA/QC team and close all quality observations promptly.

* Minimize rework, defects and customer complaints.

* Ensure proper mock-ups and approvals are taken before mass execution of finishing items.

* Maintain consistent finishing quality across apartments, corridors, common areas and external works.

1. Material Planning & Procurement Coordination

* Prepare advance material requirements based on upcoming construction activities.

* Coordinate with Purchase and Stores teams to ensure timely availability of cement, steel, blocks, tiles, sanitary ware, electrical items and finishing materials.

* Avoid work stoppages due to shortage of materials.

* Monitor consumption and minimize wastage, pilferage and excess ordering.

* Verify material quality and specifications before use at site.

* Maintain proper tracking of high-value and long-lead materials.

1. Cost & Quantity Control

* Understand project BOQs, quantities and approved budgets.

* Monitor execution quantities and ensure unnecessary additional works are avoided.

* Coordinate with Billing/QS teams for contractor measurements and bill verification.

* Identify variations and additional quantities before execution wherever possible.

* Control wastage of steel, cement, tiles and other major construction materials.

* Support management in maintaining project execution within approved cost parameters.

1. Timeline & Progress Monitoring

* Track each major project milestone including structure, brickwork, plastering, MEP, flooring, painting, common areas and external works.

* Maintain daily, weekly and monthly progress tracking.

* Compare planned versus actual progress and identify reasons for shortfalls.

* Prepare catch-up plans for delayed activities.

* Give management a realistic projection of completion dates rather than only reporting percentage progress.

* Ensure critical-path activities receive priority.

1. Finishing & Apartment Readiness

* Closely monitor apartment finishing activities including flooring, doors, windows, sanitary fittings, electrical fixtures, painting and final cleaning.

* Ensure apartments are completed systematically floor-wise or block-wise instead of scattered execution.

* Coordinate snagging and de-snagging before customer inspection.

* Ensure all apartment defects are closed before handover.

* Maintain a clear unit-wise status tracker showing pending works for every apartment.

1. Customer Handover Coordination

* Coordinate with CRM and Customer Relations teams for possession schedules.

* Ensure apartments committed for handover are completed and inspected before the promised date.

* Attend to technical issues identified during customer inspections.

* Ensure snag points are closed within defined timelines.

* Coordinate common-area readiness, services and access requirements before possession.

1. Safety & Site Compliance

* Ensure contractors and workers follow mandatory site safety requirements.

* Monitor use of PPE, scaffolding safety, electrical safety and housekeeping.

* Immediately address unsafe working conditions.

* Coordinate with the safety team for regular inspections and closure of observations.

* Ensure construction activities follow applicable statutory and site requirements.

1. Team Management

* Manage and guide site engineers, supervisors and junior staff.

* Allocate responsibilities clearly and monitor individual performance.

* Conduct daily coordination meetings with the site team.

* Ensure engineers maintain proper checklists, measurements and site records.

* Develop accountability within the team instead of allowing issues to remain unresolved.

1. Management Reporting

* Provide management with clear weekly and monthly project updates.

* Report progress, delays, contractor performance, manpower, material shortages and major risks.

* Highlight decisions required from management well in advance.

* Maintain updated project MIS and milestone trackers.

* Present solutions and recovery actions along with problems instead of only escalating issues.

1. Project Ownership

* Take ownership of the assigned project from execution through completion and handover.

* Act as the central coordination point between site teams, consultants, contractors, Purchase, Billing, CRM and management.

* Ensure no activity remains pending because of lack of coordination or follow-up.

* Maintain focus on Giridhari Homes’ three key delivery parameters: Time, Quality and Cost.

* Ensure the project is delivered in a condition that meets both management expectations and customer expectations.

Experience: 3 to 5 years of experience

CTC: 9 - 11 LPA depending upon the experience and knowledge
