Job Description – Sourcing Manager | Real Estate

Position: Sourcing Manager

Industry: Real Estate / Builder & Developer

About the Role

We are looking for an experienced and well-connected Sourcing Manager to identify and source new real estate opportunities for our organization. The ideal candidate should have 4–5 years of relevant experience in real estate sourcing/acquisition, preferably with a reputed builder or developer, and should have strong knowledge of the local property market and a good network of property owners, brokers, consultants, and other industry stakeholders.

Key Responsibilities

* Identify and source potential land parcels, redevelopment opportunities, development projects, and other real estate acquisition opportunities aligned with the company's business objectives.

* Develop and maintain strong relationships with landowners, property consultants, brokers, channel partners, developers, and other key stakeholders.

* Build and maintain a strong pipeline of potential properties and land opportunities.

* Conduct extensive market research to identify emerging locations and potential investment opportunities.

* Evaluate properties based on location, size, development potential, pricing, and commercial feasibility.

* Generate and qualify new sourcing leads through direct networking, references, brokers, property consultants, and market intelligence.

* Coordinate with internal teams such as legal, finance, technical, and management for property evaluation and due diligence.

* Conduct preliminary feasibility assessments and prepare property opportunity reports for management review.

* Negotiate with landowners, developers, and intermediaries to arrive at commercially viable terms.

* Manage the sourcing process from initial identification and evaluation through negotiations and closure.

* Maintain accurate records and documentation of all potential and shortlisted properties.

* Track competitor activity, market prices, upcoming infrastructure developments, and new opportunities in target locations.

* Regularly present shortlisted opportunities, market insights, and sourcing updates to senior management.

* Ensure timely follow-ups with property owners and stakeholders to move opportunities toward closure.

* Develop long-term relationships with key market sources to ensure a consistent flow of quality opportunities.

Candidate Requirements

4–5 years of relevant experience in real estate sourcing/acquisition, preferably with a builder or real estate developer.

* Strong understanding of the real estate market, land sourcing, property acquisition, and development opportunities.

* Existing network of landowners, brokers, property consultants, developers, and other real estate professionals will be highly preferred.

* Proven experience in identifying and successfully sourcing viable real estate opportunities.

* Strong negotiation and deal-closure skills.

* Excellent communication, networking, and relationship-management abilities.

* Good understanding of property evaluation, market research, and basic feasibility assessment.

* Ability to coordinate effectively with legal, finance, technical, and senior management teams.

* Strong analytical and decision-making skills.

* Self-motivated, proactive, and target-oriented approach.

* Willingness to travel extensively for property visits, meetings, negotiations, and market development.

Compensation

Salary: ₹60,000 – ₹75,000 per month

Compensation will be based on the candidate's relevant experience, existing industry network, sourcing track record, negotiation skills, and ability to identify and close quality real estate opportunities.
