Position Summary:

Rathi Living is looking for a disciplined, responsible, and execution-focused Operations & Administration Manager, preferably a Retired Army / Ex-Serviceman, who can take complete ownership of all operational activities across multiple properties.

The ideal candidate should ensure that every property is maintained to the highest standards, all teams work efficiently, and every resident experiences a smooth move-in and move-out process.

Key Responsibilities

1. Property Operations

- Take complete ownership of day-to-day operations across all Rathi Living properties.

- Conduct regular inspections and ensure cleanliness, maintenance, safety, and discipline at every property.

- Ensure all operational SOPs are followed by housekeeping, maintenance, security, and support staff.

2. Move-In & Move-Out Management

- Ensure every new resident receives a fully cleaned, furnished, and move-in-ready room.

- Manage complete handover during check-in and check-out.

- Inspect rooms after move-out and ensure they are restored to company standards before the next occupancy.

- Maintain proper inventory and asset handover records.

3. New Property Setup

- Take complete responsibility for setting up newly acquired flats and buildings.

- Coordinate for electrical, plumbing, furniture installation, appliances, branding, internet, and housekeeping work.

- Ensure every new property is 100% operational, fully furnished, and guest-ready before launch.

4. Maintenance & Asset Management

- Monitor preventive and breakdown maintenance.

- Ensure timely repair and replacement of furniture, electrical items, plumbing fixtures, appliances, and other assets.

- Maintain asset registers and reduce operational losses.

5. Team Management

- Supervise housekeeping, caretakers, maintenance staff, security personnel, and vendors.

- Allocate duties, monitor performance, and maintain discipline.

- Train staff on company SOPs and service standards.

6. Vendor & Contractor Coordination

- Coordinate with vendors for maintenance, housekeeping, furniture, electrical, plumbing, internet, and other services.

- Ensure quality work within agreed timelines and budgets.

7. Safety & Compliance

- Ensure fire safety, security, emergency preparedness, and statutory compliance across all properties.

- Conduct regular safety audits and inspections.

8. Reporting

- Submit daily, weekly, and monthly operational reports.

- Highlight pending issues and ensure timely closure.

- Maintain operational checklists and property audit reports.

Desired Candidate Profile

- Retired Army / Navy / Air Force personnel preferred.

- Strong leadership, discipline, and execution skills.

- Ability to manage multiple properties and teams simultaneously.

- Excellent problem-solving and decision-making ability.

- Hands-on approach with strong ownership mindset.

- Basic knowledge of MS Excel, WhatsApp, and report preparation.

Experience

- Ex-Servicemen preferred.

- Experience in hospitality, facility management, hotels, hostels, co-living, residential societies, or operations will be an added advantage.
